Frascati Shopping Centre was acquired in 2015 by Gresham House Real Estate Limited on behalf of an international property investment fund managed by Invesco which is a major US financial institution. In early 2017, we began an extensive development project which provided for extending and remodelling the existing centre.
This exciting scheme was designed to rejuvenate the Frascati Centre by delivering contemporary retail units which will respond to modern retailer demands. A new road junction has been built on the Frascati Road which incorporates a right turn into the centre when travelling from the city and a right turn onto the Frascati Road when exiting the centre.
The centre was officially re-launched in October 2019 offering a greatly enhanced shopping experience along with Irelands first dedicated health and beauty quarter and a new food and beverage hub.

On completion of the extension and remodelling of the new Frascati Centre, we secured a planning permission to construct 45 luxury apartments over 3 storeys on top of the newly developed centre. The development consists of a mix of generous , 2 and 3 bed units that benefit from superb sea views over Dublin Bay.
The project is the first phase of planned residential schemes for the site. Commencement of Phase 1 began in early 2020 and is due for completion in quarter 3 of 2021.

Carrisbrook House was acquired in 2021 by Gresham House Real Estate Limited with our partners Orion Capital Managers. The property is located at the key junction of Pembroke Road and Northumberland Road in Dublin 4, situated between Ballsbridge and the city centre. The 1960s property comprises of a 7-storey hexagonal shaped office block made up of c.3,000 sq. m
Currently we are preparing a planning application for the redevelopment of the site. The application proposes the demolition of the existing structure and the development of a 9,290 sq. M best in class office scheme. The design is targeting LEED Platinum standards and consists of a high-quality finishes and an elaborate landscape design.
The scheme is due to lodge for planning in November 2021 with a view to delivering the project in Q4 2024.

The Central Hotel Chambers is a four-storey office building over basement with a part ground and basement restaurant unit. Constructed in the 1950’s and located within Dublin’s CBD, the management of the building was taken over by Gresham House Real Estate Limited in August 2015.
The Gresham House Real Estate Limited Development team devised an asset management strategy, secured landlord backing and finance, assembled a design team and managed the development works on a phased basis.
Phase one of the refurbishment works began in May 2016, which saw the complete refurbishment of the first floor, half of the second floor and the reception area in order to achieve a modern quality office building. The common areas including lift, stair cores and landings were also upgraded along with all the windows throughout the building
Phase two was completed in 2018. This comprised the complete reconstruction and refurbishment of the basement into a high-end restaurant, along with the refurbishment of the 4th floor of the property.

Three Rock Plaza (formerly Ravenscourt) is located within the heart of Sandyford; just off the Three Rock Road in Dublin 18.
Following the acquisition of the development Gresham House Real Estate Limited was appointed to project manage the refurbishment of a vacant office block along with an extensive landscaping and estate refurbishment. The 3-storey block underwent a full refurbishment to create a modern own door office suite which consists of raised access floors, new air-conditioning, fully painted and plastered walls, new LED lighting and new suspended ceilings throughout. The refurbishment also factored in new W.C facilities on each level along with ladies and gents shower facilities.
On completion of this project, Gresham House Real Estate Limited also managed the rebranding process for the scheme.

Gresham House Real Estate Limited was instructed in January 2019 to appoint and manage a design and construction team to deliver a high-quality Grade A refurbished office building located in a high-profile position on Baggot Street, Dublin 4. The context of the instruction included a complete refurbishment of the commercial element made up of a 6 storey office building with ground floor retail and the introduction of a welfare facility in the basement of the scheme along with a new extension to the rear of the ground floor. Included in the refurbishment design was the introduction of solar panels which power all the hot water in the building, an improved BER rating from D to B.
In conjunction with the refurbishment project we were tasked with managing the leasing of the new space and this exercise included the appointment of letting agents and formulation of a marketing strategy including a rebranding of the building.
The property now known as The Lumen Building was successfully completed within budget in December 2019 and has since attracted strong tenant covenants and proved to deliver a successful letting campaign.

The site is located to the south of Deansgrange Cemetery, west of residential properties at Foxrock Close and north of the Deansgrange Neighbourhood Centre. The site is currently occupied by Mooney’s Car Sales business, which includes a two-storey office / car showroom building, a former petrol filling station and affiliated car showroom uses.
In July 2019 Gresham House Real Estate Limited was appointed as development manager to deliver a PRS scheme on the site. The site was subject to a number of previously refused planning permissions. BREL assembled and led a team to design a high-quality scheme which optimises the potential of this site and delivers the ideal mix and range of apartments for the market.
The planning application was submitted via the SHD process and consisted of a mixed-use scheme consisting of 151 no. apartment units, restaurant / café and 5 commercial units.
Planning permission was granted in October 2020 for the scheme achieving 120 apartments, restaurant / café, 4commercial units and a creche.
Concorde Industrial Estate
High Density Build to Rent Residential Scheme

Concorde Industrial Estate occupies one of the highest profile sites on the Naas Road, with a frontage of approximately 180 m. The entire site, which extends to approximately 4.66 acres, currently contains 8 industrial units.
Gresham House Real Estate Limited was appointed Development Manager and assembled and led a design team through to securing planning permission on one of Irelands first large scale BTR schemes through the SHD process. The scheme consisted of mixed-use development to include 492 Build to Rent apartments, commercial units, crèche, landscaped open space, 238 car parking (200 in basement) 516 Bicycle parking spaces. The planning application was lodged in May 2019.
Permission was granted in August 2019 for the development of 479 build-to-rent residential units.

Gresham House Real Estate Limited was instructed to assemble a design team to procure a planning permission on a site in close proximity to Dublin Airport in North Co. Dublin. The site currently comprises of an industrial estate containing circa 25 units and is located to the east of the R132 Swords Road and Collinstown Cross. The surrounding site context is characterised by Dublin Airport Employment lands to the north, Dardistown Cemetery to the east, the M50 motorway and industrial lands to the south and the Swords Road (R132) to the west.
One of the most challenging aspects along with the onerous zoning of the site, is that it is located within the Outer Public Safety Zone (PSZ) and Inner Noise Zone of Dublin Airport and BREL had to commission extensive aviation reports to outline how the proposed development has been designed to be fully compliant relevant aviation planning regulations.
The proposed development was for the construction of 2 no. Research and Development buildings (Blocks A and B) with a total gross floor area in the region of 16,000sq.m
The development was refused by An Bord Pleanala. There were two reasons for refusal, the first related to the scale of the proposed development in the context of the Outer Public Safety Zone employee density restrictions and secondly, to the access proposals and traffic safety.
BREL is currently preparing a revised scheme for the site.

The property comprises a 680 sq. m detached two storey office block and includes 26 car parking spaces. In 2017, Gresham House Real Estate Limited was appointed and managed a Design & Build refurbishment project. The building was extensively refurbished throughout to provide a stylish, high quality, self-contained workplace over two floors. The refurbishment delivered open plan accommodation, completed to full third generation specification.
Our brief also included the leasing of the newly refurbished space and the property was let in early 2018 to a multinational covenant on a 10-year lease.
Co-Founder and MD of Real Estate, Gresham House Ireland. He has over 35 years experience in property and investment management and was previously Managing Director of Treasury Holdings Ireland having joined the company in 2000. Before that he was Head of Property with AIB Investment Managers Ltd.
In 2001 he served as President of the Society of Chartered Surveyors in Ireland (SCSI). He is a Fellow of the SCSI and of the Royal Institution of Chartered Surveyors. He has an MBA from University College Dublin and was the Chairman of the Urban Land Institute Ireland.
Steven has 12 years’ experience in the real estate sector and specialises in large scale office management and retail shopping centres.
Before joining Gresham House Ireland Real Estate he worked in CBRE from 2006 to 2015 and was responsible for the office property management team, managing many high profile instructions including Central Park Sandyford.
Steven is a Chartered Surveyor (MRICS) and a has an honours degree in Property Economics & Estate Management from the University of Reading, UK.
Co-Founder and Property Director. He previously worked at Treasury Holdings from 2005 to 2012 as Director of Property where he was responsible for the Asset and Development Management functions and managed a number of large mixed use property portfolios.
Niall has also worked on many high profile retail and office assets prior to joining Treasury Holdings including Dundrum Town Centre (1999 – 2005). Niall has also worked on a number of development projects in Sweden and Russia. He is a chartered member of the Institution of Engineers of Ireland and has a degree in Engineering from Trinity College, Dublin.
Alan is Frascati’s longest serving member of staff having first joined in 1986. Alan, a native of Blackrock, oversees the daily management of facility services to ensure the efficient and smooth running of the Frascati Centre.
Fergal worked in construction and facilities management in the US before returning to live in Ireland and has 12 years in the facilities/property management sector. Fergal started out with Dalkia here in Ireland working as part of the Facilities Team for a large multinational bank before joining the US State Dept. in the US Embassy Dublin where he worked in residential property management. Fergal has a Diploma in facilities management and has won awards for his work with the US State Dept.
Natalie has over 20 years experience working in the property industry and was previously Senior Investment Manager Residential of Treasury Holdings Ireland with responsibility for sales and property management having joined the company in 2005. Before that she was Advertising Manager with CBRE.
Richard has served in Frascati since 2006, first as security for M&S and then joined the main team in 2012. As an ex-Irish Service man Richard has served in Peace Keeping Troops and his key role is co-ordinating all security services and utilities teams which ensures a professionally presented Centre for customers at all times.
Viv was appointed Centre Director to Frascati Retail in March 2021 and will manage the daily operations of the Centre, marketing, commercialisation and tenant liaison. Viv originally joined the team in 2015 and was key to overseeing the rebranding and co-ordination of the development into the new Frascati Centre.
Viv had her own business, Visible Gaine, for 25 years and has extensive experience in business management, marketing and PR. Viv graduated from PRII in 1993.
Emma is Estate Director of Spencer Dock and has over 12 years experience in the property and facilities management industry. Previously she managed a CBRE Premier Property, of which there are only two in Ireland from 2008 – 2016.
Emma has a BA (Hons) Business Studies and a Diploma in Facilities Management.
Ken is a building services engineer and building management (MCIOB) professional with over 40 years experience in the construction industry, having initially qualified in mechanical engineering. He is a HVAC systems specialist having spent many years designing systems for a variety of buildings. Ken has worked in a number of countries in both project management and facilities management roles holding senior positions as lead M&E engineer and head of a Facilities Management organisation delivering services throughout Germany. Ken is PRINCE2, NEBOSH and BREEAM qualified having delivered BREEAM-in -Use for a major site in Dublin.
Joan is responsible for processing supplier invoices and bank reconciliations for a portfolio of properties . She has over 30 years administrative experience in banking and trade finance.
Brain graduated with a BSc in Property Studies from GMIT in 2009. He has worked with Gresham House since 2015 on a variety development and refurbishment projects.
Recent projects include the refurbishment of the Lumen Office Building on Baggot Street, the CHC Building on Dame Court and the design, delivery of planning and sale of a 120-apartment scheme in Deansgrange, South Dublin.
Jerome is a Chartered Surveyor (FRICS) with over 30 years experience in providing specialist property management & service charge services. He previously held senior property management positions with CBRE, Cushman & Wakefield, Savills and Mason Owen & Lyons. Jerome is a previous chair of the IPFMA and of the PM & FM professional Group of the SCSI. Jerome was the lead author of the SCSI Commercial Service Charge Practice Statement and of the SCSI Commercial Service Charge Handover Procedures Guidance Note.
Noelle is the Operations Manager for the Spencer Dock Development. Working closely with the Estate Director she oversees all daily operational issues, contractor management for hard and soft services and is responsible for all estate management administration.
Lili Torres has over 20 years’ experience working in 5 star hospitality industry both in Mexico & Ireland and was previously Guest Relations Manager at The Marker Hotel. Lili has also worked in The Westbury Hotel & The Berkley Court Hotel since she arrived in Dublin on 2002.
